Recording the deed is the beginning of ownership — not the end of the project. The first ninety days are for utilities, homestead, vendors, and learning your home's systems before season or hurricane season arrives.

Immediate first steps

Change locks or re-key, set up utilities and internet, update mailing address with USPS, and register alarm systems. For condos, complete association move-in forms and reserve the freight elevator if required.

Homestead and property tax

Maintenance and vendors

Schedule pool service, HVAC maintenance, and pest control before peak season. Palazzo can connect you with trusted local vendors for paint, landscape, and storm preparation. Document roof and impact glass warranty information.

Storm and seasonal readiness

Florida owners need a hurricane plan — shutters or impact glass, generator fuel, and insurance renewals tracked. If you are seasonal, arrange hurricane prep and property checks with a local manager before you leave for summer.

Move-in checklist

  • Locks re-keyed and alarm activated
  • Utilities and mail transferred
  • Homestead application filed if primary residence
  • Pool, HVAC, and pest vendors scheduled
  • Insurance policies bound and paid
  • Warranty and appliance manuals filed
  • Hurricane prep plan documented

As soon as you occupy as primary residence — typically by March 1 in many counties for that tax year. Confirm with your county appraiser.

Seasonal and international owners often hire managers for maintenance, rent collection, and storm prep. Primary residents may not need one.
