Private showings are your chance to evaluate construction quality, noise, light, and neighborhood feel — not just staging. Tour with a checklist and your Palazzo advisor; we notice roof age, water stains, unpermitted additions, and HOA red flags that photos hide.

Prepare for each showing

Confirm financing letter, arrive on time, and bring your lifestyle brief. Turn on faucets, open closets, stand in the backyard at the hour you would use it, and drive the commute route you would actually take.

What to evaluate in 30 minutes

Check roof and AC age, water intrusion signs, pool equipment, window quality, and cell service. Note east-west orientation for Florida sun and afternoon storms. For condos, ride the elevator, inspect garage and common halls, and ask about special assessments.

Second visits and compare

Return to finalists at a different time of day. Compare your top three side-by-side on location, condition, HOA cost, and insurance estimate — not just square footage. Emotional homes that fail the spreadsheet rarely get better after closing.

Condo and pet buyers

If you have pets, read Pet Friendly Condos before you offer — breed and weight rules are binding and vary by building.
