What to inspect during rental showings.
Evaluate condition, noise, and building rules during tours.
During tours, test water pressure, A/C response, appliance age, and cell signal. Note traffic noise, neighbor density, and parking assignment. In condos, confirm elevator wait times and amenity hours.
Ask about hurricane shutters, flood history, and recent special assessments in the building. For furnished rentals, photograph existing condition and inventory.
Tour comparable units when possible — rent differences often reflect view, floor, and renovation quality more than square footage alone.
